RIVERSIDE PRECINCT

Prime land available for industrial, commercial, residential, entertainment and an extensive range of mixed use in Riverside Park continues to draw investors and developers. Riverside Park is the leading lifestyle development model in the Lowveld, setting the standard for all future development in the region.

In 2014, Halls Properties commenced with planning of Phase 3 of this popular precinct and obtained approval for four new townships, Riverside Extension 27, 28, 29 and 30.  Extension 27 has been divided into four townships, namely Extensions 31 to 34 and Extension 28 was divided into Extensions 35 and 36.  The phasing of Extensions 29 and 30 is currently underway.

Strategically located in the City of Mbombela, this approved township lies in close proximity to major arterial routes – the R37, R40 and the N4 – and has potential for mixed urban land uses within the development of Riverside Park Phase 3. Proclamation of the first phase, Riverside Extension 31, is well underway and it is anticipated to proclaim this township early in 2019. Riverside Extensions 32 to 34 will be proclaimed in line with market demand.

RIVERSIDE EXTENSION 31:

 

Erf 958 is expected to develop into a mixed use precinct including retail,  places of entertainment, office and hotel development with the likely addition of residential apartments.  In addition, a medical precinct is envisaged on  Erf 959.

Riverside Extension 29, located in close proximity to major arterial routes, is an approved township with an extensive basket of land use rights, typical of a mixed use node.  Included in these rights are development opportunities for retail, offices, hotel, residential, value retail, value retail, light industrial and many more complementary land uses.  Riverside Extension 29 will be phased into seven townships, namely Riverside Extension 37 to 43 with the roll-out of these townships expected to take place in the longer term.

Riverside Extension 30 is a prime residential township situated adjacent to the University of Mpumalanga.  Approved with residential development rights of 30 du/ha, this will be densified to 100 du/ha to meet the current market demand for high density development and student accommodation.

Riverside Extensions 35 and 36 were proclaimed in June 2018 with residential land use rights, complemented by commercial rights inclusive of retail, office and value retail rights.  Riverside Extension 35 will include the development of a private, primary and secondary school with residential development earmarked in the western erf.

Residential development is also planned in Extension 36, which is bordered by an extensive green space which is intended to be included in the Greater Riverside Biodiversity Initiative (GRBI).  Residential development is planned at a density of 80 du/ha.  Earthworks for the proposed school will commence in 2018 with the first phase of residential development expected to break ground early in 2019.
